Question - How do you keep the construction costs within budget and on time?
Answer - After creating a scope of work, Conrad Brothers solicits fixed bids and schedules from subcontractors and vendors for the project. A negotiated contract, with an itemized budget and production schedule, is then drawn up between the client and Conrad Brothers. Copies of actual costs from subcontractors and vendors are sent to the client regularly with their invoice. A spread sheet details actual costs and comparison to the budget and updated schedule, so any potential problems can be immediately addressed. Change orders are approved by the client for anything beyond the contract budget. We believe in transparency regarding all project matters.

Question - How do you charge a fee?
Answer - We add a percentage, as agreed upon in the contract, to the client’s invoices for actual cost from subcontractors and vendors.

Question - Do you warranty your work?
Answer - Conrad Brothers has a one year warranty on all its work. Additionally suppliers and subcontractors warranties usually exceed one year.

Question - If I live out of the area, how can I monitor the work being done?
Answer - The Conrad Brothers website maintains a section where clients, with a username and password, can access photos taken of their project which are updated regularly. Job Progress Reports are also sent with invoices and meetings schedule whenever the client is in town.
